Frequently Answered Questions

How long does Probate take in Florida?

If Probate is required for your inherited home, the process can take anywhere from 6 weeks to over 6 months - depending on the County.

Many properties do not require Probate.

What if my home needs updating and repair?

If you need help with maintenance or repair on your home, we will refer you to one of our trusted vendors who will provide you a written estimate in advance.

If you prefer to just sell your inherited home as-is, without paying for any repairs - we have buyer sources that will buy your home as-is for cash and pay all the costs associated with closing - including all probate attorney costs. Many of our buyer sources will also fund a pre-probate cash advance so you can get your money in as little as 2-3 days and not have to wait months for probate to be completed before closing.

How much do you charge for your Services?

It is free to work with one of our Estate Specialists, so there is never a charge for you to get the help you need.

If you wind up hiring one of our vendors to help you further, they pay us a small fee for the referral.

How does the Pre-Probate Cash Advance Work?

Normally heirs cannot receive their inheritance money until the Probate is completed and the property is sold and closed.  This can take several months or longer, depending on the County.

The Pre-Probate Cash Advance is NOT a loan. It is a program where our participating buyer sources agree to close subject to the completion of Probate. They will advance your inheritance money to you upfront in as little as 2-3 days, so you don't have to wait several months for Probate to be completed.

How much does an Attorney charge for Probate?

What a Probate attorney will charge is normally a function of the complexity of the Probate case. On average, most Probate attorneys charge upwards of $5,000 or more for Probate cases.

We work with the top-rated real estate and Probate attorneys in Florida who offer very competitive pricing, and many even have pay-later programs, so you don't have to pay anything upfront to begin the Probate process.

What if my inherited home is full of stuff?

The number one challenge most heirs face with an inherited home is what to do with all the decades of accumulated stuff mom or dad left behind.

After keepsakes and heirlooms are removed by heirs, most homes are left with old furniture and electronics the heirs don't want or need.

We can refer you to Estate clean-out companies that specialize in removing unwanted personal property items and donating them to charity on your behalf.
